Luxury Home Building FAQs

What ADU regulations apply to our property?

ADU regulations vary significantly by jurisdiction and change frequently. We research current requirements for your specific property including size limitations, setback requirements, parking regulations, and approval processes. Our experience with local building departments ensures we navigate the approval process efficiently while meeting all current standards.

How long do ADU projects typically take?

Most ADU projects take 4-8 months from initial consultation to completion, including design development, permit approval, and construction. Permit approval timelines vary significantly between jurisdictions and can affect overall project duration. We provide detailed timelines during planning that account for local approval processes.

What is the typical investment range for custom ADUs?

Our custom ADUs typically range from $300,000 to $700,000, depending on size, features, accessibility requirements, and finish quality. Factors affecting cost include foundation requirements, utility connections, accessibility features, and regulatory compliance needs. We develop detailed budgets early in the process that account for all project requirements.

Can ADUs include full kitchens and separate utilities?

Yes, most ADUs include complete kitchens and can have separate utility metering for electricity, gas, water, and sewer services. Separate metering simplifies management whether the ADU houses family members or rental tenants and ensures clear boundaries between main home and ADU utility costs.

How do you ensure ADU privacy for both households?

We develop construction plans that minimize disruption to your family's daily routines and privacy. ADU construction typically creates less disruption than main home remodeling since we're building separate structures, and we coordinate construction timing and site access to maintain your family's comfort and security.

Do you work with architects and designers?

As a full-service design-build firm, we provide comprehensive in-house design services for our customers. This approach creates a streamlined experience with a single point of responsibility throughout your home experience. However, we also happily collaborate with external architects and designers as your custom home builder if you've already selected them or have existing plans. Our flexible approach ensures your home benefits from cohesive vision and execution, whether you choose our complete design-build service or bring your own design team.

What types of ADUs are there?

Clark County's ADU development codes define the following types of ADUs: Rural Accessory Dwelling Units (RADUs), Urban Accessory Dwelling Units (ADUs), and Cottages. The distinction between Rural and Urban ADUs is about the zoning of the project. For a building to be considered an ADU, there needs to be a primary home located on the property.

Beyond the county definitions, there are multiple styles of ADU that are commonly built in Clark County. Some ADUs exist as remodels or additions, connected to the existing home. Others can be stand-alone buildings with their own dedicated power, water, and other utilities.

Tiny homes, small single-family dwellings of not less than 150 square feet, are permanent structures that provide the core amenities of a home in a small space.

Cottages or guest houses on the other hand may be quite large, so long as they meet the requirements of an ADU.
